What a duct leak diagnosis actually involves
We start at the equipment and work outward. That means checking static pressure at the air handler, measuring temperature and airflow at the supply registers, and comparing what the system is producing against what the rooms are receiving. Then we get into the crawlspace, attic or basement and follow the trunk and branches by hand. Loose boots, disconnected flex runs, crushed sections and old cloth tape are common in farmhouses where ductwork went in long after the house was framed. We photograph what we find so you see it too.
What we check and what we usually recommend
We look at every joint we can reach, plus the return side, which leaks more often than people expect. Panned returns in floor joists, unsealed plenum seams and boots that never got fastened to the subfloor all pull in crawlspace air. Depending on results, the fix may be mastic and mesh on accessible joints, new collars and straps, replacing a collapsed flex run, or rebuilding a section of trunk. If insulation on the ducts is soaked or missing, we address that at the same time.
How we decide this is the right call
If your equipment is heating and cooling properly at the unit but rooms are still uneven, the duct system is the suspect. Long run times, a system that short cycles from high static pressure, whistling registers, and a crawlspace that smells like your return air all point the same direction. We rule out simple causes first, including a clogged filter, closed vents and blocked returns. If testing shows the ducts are tight, we say so and look elsewhere instead of selling you sealing you do not need.

How do you find a leak you cannot see?
We combine pressure and airflow readings with a hands-on inspection of every reachable joint. The numbers tell us how much air is missing and roughly where, then physical inspection confirms the specific boots, seams or flex runs responsible.
Will sealing ducts fix one hot bedroom?
Often it helps a great deal, especially if the branch serving that room is disconnected or crushed. Sometimes the duct is simply undersized for the room, in which case we discuss resizing that run rather than sealing alone.
Do you have to tear up my floors or ceilings?
Usually no. Most of the work happens in the crawlspace, attic or basement where the ducts run. If a section is fully enclosed and clearly failing, we will walk you through the access options before anything is opened.
